The commute

The Westpark Tollway runs east from the Grand Parkway area into the Galleria and Uptown corridor, and the Grand Parkway (TX-99) loops through Katy, connecting to Tomball, Cypress, and Sugar Land without touching I-10.

- Check the total tax rate. Many Katy neighborhoods sit inside Municipal Utility Districts (MUDs), so a MUD tax can stack on top of county and school taxes. Two similar homes can carry very different monthly payments — always ask for the total rate at any address you're serious about.
- Check flood history for the specific address. General area reputation isn't enough. Ask your agent about flood zones and past claims, and get insurance quotes early — they affect your monthly payment.
- Price out the tolls. If your commute will use the Katy managed lanes or Westpark Tollway daily, run the monthly toll math alongside your payment estimate so there are no surprises.
- New construction vs. resale. Katy has both in abundance. New builds offer modern finishes and energy-efficient construction; resale often buys you mature landscaping and established neighborhoods. Tour both before you decide.
